Here’s where you can buy a house for less than $200K in BC right now

Let’s be real, it’s very rare that folks in BC see property listings for under a million. In fact, the average home price in August of this year was $910,915, according to the Canadian Real Estate Association (CREA). And it’s not looking much better elsewhere in Canada, with a national average of $637,673 (not seasonally adjusted).

A new report by Point2homes breaks down just how much square footage you’re getting for half of that price. And you can view the cities in Canada with the biggest ‘bang for your buck’ here.

In Vancouver, $300k gets you a measly 243 square feet. So unless you’re comfortable living in what is essentially a large closet, you’ll have to shell out quite a bit more for your dream home.

However, there are a handful of homes elsewhere in the Lower Mainland that are currently listed for under $200k, believe it or not. And all three are located in Surrey, BC.

This two-bed, two-bath Whalley home is the perfect size for a single-family. And it’s close to all the amenities at Scott Plaza, as well. The outside might not say too much, but priced at $200k, this property could easily be transformed into a comfortable family home.

Priced at just $174k, this White Rock home is an absolute steal. With two bedrooms, a large den, a shed/workshop in the back, and remodelled kitchen cabinetry – this house has all the standard fixings, plus a little extra. The White Rock Breakaway Bays community serves as an ideal retirement setting, offering residents a clubhouse, pool, exercise room, and activity centre. It’s also very close to schools, shopping, & restaurants – and just minutes away from White Rock Beach.

Also located in Whalley, this single-family home boasts two air conditioners, close proximity to schools and transit, and a private patio with a storage shed out back. And for only $149,000 – it’s the cheapest listing on this list, and perhaps one of the most affordable homes we’ve seen anywhere in BC.

And that’s all we’ve got for now. We’ll check back in soon, Vancouver.
