Let’s be real, it’s very rare that folks in BC see property listings for under a million. In fact, the average home price in August of this year was $910,915, according to the Canadian Real Estate Association (CREA). And it’s not looking much better elsewhere in Canada, with a national average of $637,673 (not seasonally adjusted).
In Vancouver, $300k gets you a measly 243 square feet. So unless you’re comfortable living in what is essentially a large closet, you’ll have to shell out quite a bit more for your dream home.
However, there are a handful of homes elsewhere in the Lower Mainland that are currently listed for under $200k, believe it or not. And all three are located in Surrey, BC.

It’s also very close to schools, shopping, & restaurants – and just minutes away from White Rock Beach.
Also located in Whalley, this single-family home boasts two air conditioners, close proximity to schools and transit, and a private patio with a storage shed out back. And for only $149,000 – it’s the cheapest listing on this list, and perhaps one of the most affordable homes we’ve seen anywhere in BC.
