Let’s be real, it’s very rare that folks in BC see property listings for under a million. In fact, the average home price in August of this year was $910,915, according to the Canadian Real Estate Association (CREA). And it’s not looking much better elsewhere in Canada, with a national average of $637,673 (not seasonally adjusted).

A new report by Point2homes breaks down just how much square footage you’re getting for half of that price. And you can view the cities in Canada with the biggest ‘bang for your buck’ here.

In Vancouver, $300k gets you a measly 243 square feet. So unless you’re comfortable living in what is essentially a large closet, you’ll have to shell out quite a bit more for your dream home.

However, there are a handful of homes elsewhere in the Lower Mainland that are currently listed for under $200k, believe it or not. And all three are located in Surrey, BC.

This two-bed, two-bath Whalley home is the perfect size for a single-family. And it’s close to all the amenities at Scott Plaza, as well. The outside might not say too much, but priced at $200k, this property could easily be transformed into a comfortable family home.

Priced at just $174k, this White Rock home is an absolute steal. And for only $149,000 – it’s the cheapest listing on this list, and perhaps one of the most affordable homes we’ve seen anywhere in BC.
