Edmonton is getting a $1.2B development downtown & here’s what we know so far

As YEG continues to expand and modernize, so does the need for more versatile, conveniently located spaces. This month, we saw the city kick off the second phase of a major project that will bring major change to how people live and work in the downtown area. Here’s what we know so far about phase two of the Station Lands development in Edmonton.

Located between 97 Street and 101 Street south of 105 Avenue, Station Lands will be a mixed-use development that will create a walkable, cyclist-friendly, and transit-accessible link between ICE District, The Quarters, the Arts District, the Royal Alberta Museum, City Hall, and Chinatown.

Formally part of the Canadian National rail yard, this 9.15-acre plot has been largely undeveloped since 1988 – but no longer!

With an insane price tag of $1.2 billion dollars, Station Lands is said to finally “reclaim the lost space as an animated, accessible and connected neighbourhood,” that will “integrate residential and commercial spaces with family-friendly amenities.” 

Though they’ve only hinted that many of the non-residential occupants will be local arts organizers and exhibits – one thing is for dang sure. Station Lands is going to be quite the hub for busy Edmontonians, plus it’ll provide a ton of opportunities in the area.

“At full buildout, Station Lands will be downtown Edmonton’s only master-planned community, spanning approximately 2.2 million square feet,” Qulico properties wrote in a recent press release.”Station Lands will create around 1,000 jobs in Edmonton, and the community could see up to 5,000 Edmontonians either calling Station Lands home or their place of work.”

“We’re excited to keep building in 2022 and to share our vision of a vibrant downtown community with all Edmontonians,” they continued.

Honestly, we can’t see what this phase brings, as it’s been a while since we’ve seen a build quite like this one.
