These condos have the cheapest maintenance fees & price per square foot in the GTA

It’s not news to anyone that real estate prices around Toronto are nothing short of ridiculous these days, but there are still pockets of the GTA where you can get a lot more value for your dollar.

Toronto real estate website Stata.ca has collected data on every condo in the GTA to find out which of them offers the best value for its price tag. More specifically, they identified the condos with the most affordable maintenance fees and price per square foot based on the neighbourhood average.

Strata’s report found that when it comes to value, townhomes in cities like Markham, Thornhill, Aurora, and Oakville dominated the list. That’s because townhomes lack amenities which allows for lower maintenance fees, but townhomes themselves offer much more in terms of living space.

The condos with the most value are the Leah Crescent Townhomes in Thornhill, the report says. The cost per square foot is $452, compared to the average of $767. The maintenance fees are just 16 cents per square foot, compared to 70 cents on average.

The next property on the list is one of the Circa Crescent Townhomes in Markham, where the cost per square foot is over $300 cheaper than the neighbourhood average, and the maintenance fees are 35 cents cheaper per square foot.

Even more affordable is the Cricklewood Estates Townhomes in Markham and the Sheppard Point Condos in Scarborough, where the cost per square foot is $396 and $364, respectively.

Further down the list is the Windermere by the Lake Townhomes in High Park, which cost $724 per square foot versus the neighbourhood average of $905. The maintenance fees are 23 cents per square foot, compared to 73 cents per square foot.

If you’re not quite ready to buy but are still looking to score some bang for your buck, these cities have the most affordable rent prices in the Toronto area right now.
