We have to give a shoutout to West Vancouver for having an insanely high concentration of classic estates and ultra-modern mansions. And, we’ve found a perfect example of the latter, with a newly built home overlooking the city. Let’s check it out!
Located at 1609 Marlowe Place, the ‘Eaves House’ is the latest custom home from the local architecture firm McLeod Bovell. Since 2012, the firm has been building some truly unique spaces, and with a focus on modern West Coast architecture.
The Eaves House is no exception there. Tucked away near Cypress Mountain, the roughly $13M home was very clearly created with a singular vision in mind. What kind of vision is that? Turns out, it’s one that emphasizes the roofs and a sense of ‘floating’.

No, seriously. The main feature of the home is a massive concrete plinth that acts as a false ‘main floor’. Above that, there are two giant eaves that have been created to resemble ‘floating planes’. This design is for two purposes- shielding the living space from the street level, and creating a ‘cinematic’ experience when you’re walking around. Roger Deakins, eat your heart out.
Luckily, the unique aesthetic doesn’t mean the 8,000 square foot home isn’t convenient to live in. We counted no less than 4 bedrooms, all of which have their own ensuite bathrooms. And, there are luxury amenities galore, ranging from the floating pool to a home theatre and an outdoor reflecting pond. Basically, everything you’d want from a home at this price point.
