Cities in Canada where you can buy a house with median income

When it comes to real estate, affordability is hard to come by in most cities. However, there are several cities in Canada where you can buy a house with a median income, according to a new report by Zoocasa.

The report looks at average home prices across 20 different cities and compares them to the median income in each city.

Zoocasa also calculated the maximum mortgage that median-income earners can afford in each city to determine how attainable it is for the average household to buy a home in the city they live in.

The report based its findings on a mortgage interest rate of 4.69% and an amortization of 30 years.

As expected, the median income in many of Canada’s big cities is less than what is required to purchase the average home.

However, in 12 of the 20 cities analyzed in the report, the average home is considered affordable for median-income households.

Overall, the report has found that the Prairies and the Maritimes are the most attainable.

For example, in Saint John, the income required for a home is $41,513 and the median income is $89,750.

In Ontario, the most affordable cities are Ottawa and London-St. Thomas.

Ottawa’s average home price of $613,000 requires an income of $94,763.

By comparison, Toronto’s average home is $1,091,300, and the median income is $96,700.

And here are the most unaffordable cities in Canada for median-income households:

  • Vancouver
  • Toronto
  • Victoria
  • Niagara Region
  • Hamilton-Burlington
  • Kitchener-Waterloo
  • Kawartha Lakes
  • Barrie and District
